2017年市區(qū)(除贛榆區(qū))第一季房屋租賃月均價(jià)報(bào)告

【連網(wǎng)】(張初)2017年一季度,我市市區(qū)住宅租賃月均價(jià)為14.66元/平方米,商鋪?zhàn)赓U月均價(jià)為35.84元/平方米,辦公租賃月均價(jià)為20.96元/平方米。

一季度原新浦區(qū)住宅租賃月均價(jià)為17.43元/平方米,原海州為12.53元/平方米,連云區(qū)為14.02元/平方米,三區(qū)價(jià)格環(huán)比分別上漲7.59%、10.69%及4.86%,同比分別上漲12.45%、13.91%及11.45%,主要受到高校開(kāi)學(xué)、務(wù)工人員返程影響,市區(qū)租金價(jià)格在傳統(tǒng)旺期小幅提高,但與近期一路攀升的房?jī)r(jià)相比,租賃價(jià)格漲幅低于房?jī)r(jià),租售比再次拉開(kāi)且高于合理范圍,從房屋租賃市場(chǎng)角度來(lái)看,房產(chǎn)投資價(jià)值相對(duì)變小。

商鋪用房方面,原新浦區(qū)、連云區(qū)月均價(jià)分別是37.81元/平方米、33.87元/平方米,辦公用房這塊兩區(qū)租賃月價(jià)格分部為22.75元/平方米、19.17元/平方米。盤(pán)點(diǎn)一下市區(qū)主要辦公樓租金價(jià)格,為創(chuàng)業(yè)者提供信息參考數(shù)據(jù):朝陽(yáng)東路東盛陽(yáng)光大廈月均價(jià)在42~55元/平方米,通灌北路的國(guó)際商務(wù)大廈大概是25元/平方米,兆隆大廈在25~28元/平方米之間,龍河大廈是22~25元/平方米,連云區(qū)的陽(yáng)光國(guó)際中心均價(jià)在25~35元/平方米。
